How is Agnes Water as a town, is it too small or too quiet?

It's small, but in the best possible way. Agnes Water has a population of around 3,000 people, with a median resident age of 49, so it's very much a community of like-minded people who have chosen this lifestyle intentionally. It's not a ghost town by any stretch, but it's also not overcrowded or overrun with tourist infrastructure. There's a genuine village atmosphere where you recognise faces, bump into neighbours, and feel genuinely connected to the place you live. For most people making the move, that sense of community is actually one of the biggest drawcards not just the scenery.

What home designs are available, and can I customise my home?

There's a solid range of floor plans available from the Burleigh and Lorne through to the Mollymook, Eden, Airlie and Normanville designs.

Some of the models come in RV-friendly configurations too, which is perfect if you've got a caravan or motorhome you want to keep on-site. Whether you can customise finishes and fittings is something to discuss with the sales team during your display visit, but the range of designs does mean there's likely something that suits your lifestyle out of the box.

What size are the homes? Are they big enough to actually feel like a proper house?

Absolutely and this surprises a lot of people who assume "downsizing" means squeezing into something small. Our homes from around 154 m² all the way up to 184 m² in total size, depending on the design you choose. To put that in perspective, the Lorne B2 RV comes in at 184 m² total, and even the more compact Burleigh A1 at 154m2. These are genuinely spacious, full-sized homes and not simply scaled-down apartments.

You'll have real bedrooms, a proper alfresco entertaining area, a double garage and living spaces that feel generous and comfortable. You're downsizing the stress of a large family home, not the quality of your living space.

Can I see a home in person before committing, or is everything off-the-plan?

The sales display suite is open Monday to Friday from 10am to 3pm, and on weekends by appointment. You can visit us at 27 Bryant St Agnes Water.

Given the community is in an active stage of construction, there's real progress to see on-site, and the team can walk you through exactly where available homes will be positioned within the master plan. You can also download individual floor plans directly from the website to study the layouts before you visit, which many people find really useful for visualising how their furniture and lifestyle would fit.

Is Agnes Water a village or resort? What is the difference?

This is a question we get asked a lot! And we have 2 types of communities which are resorts and villages. Agnes Water is classified as a resort which generally means a higher level of amenities and a more leisure focused environment.

Villages tend to be a bit more community neighbourhood in feel. Both offer the same core Riverbend philosophy of carefree, maintenance-free living, just with slightly different flavours depending on your lifestyle preference.

Is there public transport nearby, and do I need a car to get around Agnes Water?

Agnes Water is a relaxed, low-traffic coastal community, and many residents find a bicycle or a stroll perfectly adequate for getting around locally. Most essentials are close by including the IGA supermarket, medical centre, pharmacy, and the bank at 1770 Agnes Water Central. The marina, golf course and bowling club are all a short drive away as well.

That said, like most regional Queensland locations, having a car does make life easier if you're planning day trips to Bundaberg, Gladstone or further afield, but for everyday living you'll find the town is very easy to get around without one.
